Another drop to the OCR just prior to Christmas isn’t a bad thing, though I am not sure it will have an impactful result on anything in the immediate term but may begin to improve spending habits as we begin the New Year.  At the moment, the most relevant data point is the number of listings still currently on the market.  We are dealing with good genuine buyers that are out and ready to make decisions, but the sheer number of properties on the market mean that they are still taking their time to get to us and then even more time before making a final decision. A lot of buyers seem comfortable to stay put while they find their next move rather than committing to the process and putting their house on the market for sale, so they are in a good position to buy.  This means we are seeing longer conditional periods and very few cash offers.  This isn’t a bad thing, it just further adds to the timeline and extends the days on the market.  Getting in a strong buying position will carry a lot of weight with a vendor and is worth doing in any way possible as it will give you added strength to an offer and just might help secure your new home for the New Year!
