This Week's Lifestyle Properties and Open Homes

The long weekend was not only filled with nice weather, but we saw a really good amount of activity across the board on inquiry and open home attendance in general.  While some properties did not get anyone to the open homes, the overall activity does suggest that recent global events haven’t had a major impact in the market performance.  While we are still seeing gaps here and there, the activity levels that we saw at the start of the year still seem to be around and buyers we are working with are genuine and making purchase decisions.  I think it is important to consider the market isn’t dead and is still performing so if you want to genuinely engage with vendors at the moment, it is important the approach shows genuine intent and isn’t perceived as an opportunity buy.  It is too easy for people to refer to things as “low-ball” so going low will often put off a vendor whereas showing genuine intent via a well thought out and calculated offer will often go a long way in helping with any further negotiation that is required.
