While it may be easy to get caught up in the rising fuel costs and the unknowns around the activity overseas, it is important to remember that not only is it a very good time to be a buyer, but if you are also a seller, you can rest assured that buying and selling in the same market has never been more relevant.  There are opportunities out there to put good clean offers forward and the media will have done most of the negotiating for you. This is not to say that vendors will just roll over and take what they can get, but there is clear willingness to look at and consider genuine offers.  Genuine means different things to different people of course.  Having as many of your conditions satisfied prior to making an offer will add a significant element of power to your offer as it will reduce the risk the vendors have to take on and be very compelling in light of an unknown future state.  That said, being cheeky will likely just upset vendors and bring a hasty end to negotiations, so I would not recommend that as an approach, but if it’s clear that offers are genuine and conditions are reasonable, there is very likely going to be serious consideration to the offer and we are here to help strategize for that in an effort to bring the two ends together.
