This Week's Lifestyle Properties and Open Homes

As we head into this long Kings Birthday weekend, we also welcome the arrival of winter. The days are noticeably longer, although it is only three weeks until the shortest day of the year!

The OCR drop to 3.25% this week was welcome news—albeit widely anticipated. Another cut is expected in July, which should further support new buyers as we head into winter. Finance applications are still taking 15 days or more to process however, their approval continues to feed new buyers into the market. Each week, we’re genuinely seeing fresh buyers actively looking to make decisions. While enquiry levels and open home attendance have been relatively light, the quality of buyer interest has stayed strong. This is largely thanks to improving economic signals like the OCR movement, which helps build confidence. There are still around 150 listings on the market, with new stock coming on as existing properties sell, so there is still plenty to choose from. Price remains a key factor for buyers, with the astute keeping a close eye on those that have been on the market over that 90 day mark.
