This Week's Lifestyle Properties and Open Homes

There are currently 151 lifestyle listings on the market (132 Hastings and 19 Napier). That is a lot of listings and a lot to choose from.  The sales have been decent month on month with last month’s sales being just under 20, but there is still a lot of stock on the market and as we get deeper into the colder months, the open home and viewing attendance has dwindled.  This time of year we always expect a slight slowdown in activity and it becomes a great time to put genuine offers in front of vendors.  Being ready to purchase and having as few conditions as possible makes it very compelling for a vendor to consider your offer and while there have been gaps in values, a genuine clean offer does a lot of work towards getting attention and allowing for a good negotiation to take place.  The cash rate staying the same was welcome news, and while it may seem "old news" to talk about that directly, the speculation is that it will hike later in the year so making purchase decisions now before that happens will help secure a better rate and keep budgets controllable.
