This Week's Lifestyle Properties and Open Homes

At present there are 135 Lifestyle Listings currently on the market.  49 of those are Bare Land sections.  For July, we will still see some sales come through as we enter August, but for now there are 10 sales recorded and the average time on the market for those ten sales was 225 days.  The median price point across those was $1,135,000.  While there was more balance last month for sales within a campaign period, so far this month only 3 have sold within a normal campaign window (typically 4 weeks plus some time for a conditional offer period to go through).  This suggests that from a buyers point of view the properties that have been on longer have likely better come to terms with the market values and are more in the mindset to sell than some of the newer listings on the market.  This is not the only reason the sales are showing the way they are, but it is telling that the properties that have been sitting for longer are now the ones that are selling.  Genuine buyer activity helps move the market, and sometimes just putting something forward contributes to that as it forces decisions that are easy to avoid if nothing is coming in on paper.  We work for our vendors, but sometimes information by way of an offer or detailed price feedback can be very helpful in educating around where the market is viewing a property and often when we have information to share, it helps get properties 'in the market' faster.
