This Week's Lifestyle Properties and Open Homes

As of today, there are 169 listings between Napier and Hastings.  Looking deeper at those numbers, this month to date we have had a total of 3 sales and only 9 new properties launched this month (all agencies).  Last month by comparison, there were 19 sales.  There is a clear change in activity which makes sense given what’s happening around the world and it isn’t necessarily jarring to see the statistics.  One thing we have noticed in line with the changes to the market is a slight ‘doom & gloom’ approach from the professionals involved (Solicitors, Valuers, Bankers).  We have seen quite a few professionals anticipate the worst when assisting with a deal and in most instances the worst case was nowhere near what actually happened.  While the professionals are absolutely there to help and protect you, it’s important you are filtering the advice and information you are receiving with a balanced approach.  While the worst-case scenario is important to know about, there’s often many ways to approach the ‘challenges’ of the current market and we are happy to help talk them through and work through them.  We also have obligations to make sure you are protected, but as we are often in the middle, our access to the full scope of the information and details can often make all the difference in getting something over the line.
