In reviewing the sales stats for the month there have been 18 sales and its about 50/50 those that have been on the market for triple digit days and those that have appeared to sell within a ‘normal’ campaign window. While 50/50 isn’t necessarily a clear story to tell, it is still evidence that the amount of choice that is on the market is what is keeping things at a slower pace. Buyers have the ability to take their time and review all that is on the market before making a decision and pursuing their preferred option. This is a sign that activity is increasing as buyers are looking to make more decisions based on wants and needs. While the market will set the price, it is probably fair to say competition will begin to increase as current sales reduce the existing stock levels.
