We have passed the shortest day of the year, so now it's all upside until Spring. We are, though, in the middle of Winter, where lots of little things are happening in the market, but it's still relatively quiet. The sentiment across the team, both Napier and Hastings, has been that with few listings currently on the market, things are starting to move slightly better, but deals are still really tricky to get together. Spring will bring new listings, so there will be some more competition on the market when those do start to happen. Given getting the deals together at the moment has been very tricky, it's really important that every turn in a negotiation is closely considered and evaluated against waiting while more buyers come to market and new listings get a larger share of the buyers attention. While the market still has quite a few listings to choose from the lack of new stock means people are starting to make more of an effort towards making offers. The market values are still not where a lot of people see them, so it's been a little bit tricky bringing everything together, but those genuine buyers are ready to buy, so if you are the only one at the table don't forget there may be a new buyer around the corner so if you can secure the property, it makes sense to do so.
