It’s easy to use the OCR hike to provide a market update, but by all accounts, the season and the impending election are having more of an impact on the market than the OCR at the moment.  With an election year, the market seems to pause or slow down in anticipation of the change in government but, historically there has never really been a strong impact on the market when that does happen.   Making decisions now could actually put you in a better position to own than waiting.  Any governmental changes won’t really have an impact until next year and by that time a lot could have changed so beating everyone else that is waiting and making a buying decision now could lend to a better result.   Sales for June were light by recent comparison.  Twelve sales in total with exactly half being on the market for more than 100 days (the longest 466 and the shortest 101).  The other half sold within a campaign period and show us that there are still good, genuine buyers on the market and Spring will only bring out more so being ‘purchase ready’ can make all the difference and with there still being over 150 lifestyle properties on the market there are options to choose from and motivated vendors waiting for a result.
